We were pleased to hear our proposals for a new, small office development in the Combe Hay Green Belt and the Cotswold national landscape were given the green light by BANES Council.
The development will replace existing disused stables, which are in a poor state of repair, with a similar-scale office building to relocate an existing local business.
Set on the approach to the Combe Hay Conservation Area, the development required a thoughtful and sensitive approach to both planning and design. Working with design colleagues on the proposals, our planning consultants first assessed a range of local and national policies, objectives and guidance to advise on the suitability of an office use.
The development will be set on a slightly smaller footprint (26% reduction) than the existing stables, positively contributing to a reduced impact on the openness of the Green Belt. Its sensitive design will take on a single-storey ‘L’ shape with an emphasis on simple barn characteristics, ensuring the development nestles comfortably in its rural setting while reflecting the area’s character.
Our planning team identified the need for specialist ecology and highways input, commissioning consultants to investigate opportunities to improve biodiversity and transport matters. The plans are considered to visually enhance the previously developed site whilst also achieving a biodiversity net gain through an increase in habitats and hedgerows.
