Collaboration key to unlocking application and the development
Working closely with The Guinness Partnership and Bristol City Council during the past few weeks, a S73 planning application has been consented that will help drive the project forward via the preferred Contractor making a start on site. The viability for the prominent site on the harbourside has been a fundamental piece of the jigsaw throughout the project that will see the 20 year plus derelict site finally re-developed for the local community.
Working in close collaboration with Bristol, Nash Partnership led the the design and viability review and secured permission that retains the high quality design concept while introducing carefully considered design changes that will help push the project forward.
The Guinness Partnership has worked with Nash Partnership on the planning, urban design and architectural work to win the consent.
The site will be developed for a mix of residential and mixed use / flexible commercial uses, providing 142 new homes and 1600 sq metres of commercial space and amenities. The homes will comprise a mix of 1, 2 and 3 bedroom across open market sale, shared ownership and social rent tenures.
The scheme will deliver homes which are conveniently located, thermally efficient and economical to live in with 20% of energy generated through renewables. The design is contemporary while in keeping with the heritage of the surrounding area, and will have a significant contribution to the local built environment.
The site has been demolished and cleared by The Guinness Partnership and the team are working closely with the Preferred Contractor to help the development move forward towards achieving a start on site late 2020.
In partnership with the City Council, Guinness has been developing affordable homes in Bristol for over 30 years and now owns and manages 820 in the city including Extra Care schemes, with a further 800 homes in immediately neighbouring local authorities.
