This project involved redeveloping the former Malvern Water bottling plant in Colwall, Herefordshire, into a vibrant mixed-use community.
Set within the Malvern Hills Area of Outstanding Natural Beauty, the site dates back to the late 19th century and was originally built to process water from the Malvern Springs. Following its closure, the central Tank House was Grade II listed, becoming the focal point for redevelopment.
Planning permission, secured by Nash Partnership from Herefordshire Council, enabled the sensitive repair of the listed Tank House and the redevelopment of the surrounding site. The scheme delivers a diverse mix of uses, including 12 purpose-designed homes for older residents, a 46-bedroom care home, and a new village shop for a local operator.
The design brought the historic Tank House into the public realm for the first time, repositioning it as a key community asset. The wider masterplan introduces a mix of residential and community uses, supporting sustainable living and fostering a strong sense of place.
In a sensitive landscape setting, the scheme balances heritage conservation with contemporary development. Building forms and landscaping were designed to respect key views of the Malvern Hills, while also creating accessible, attractive outdoor spaces for residents – particularly older users. Landscape strategies softened the visual impact of larger elements such as the care home.
After extensive consultation with the local planning authority, the scheme was granted planning permission and is now complete.
